BRIGHTON PROJECTS 2025
We have had another busy year of projects in Brighton and Hove during 2025. The range of projects continues to reflect the diversity of project type and size that characterises our work, from simple extensions to more involved and complex listed building applications. 2025 has seen many small projects carried out by us which we enjoy, given that a small change be it an extension or works to the interior, always serves to transform a property. Our small projects at Norway Street in Portslade and Crown Gardens near Brighton Station are good examples of this. Below we list a sample of these projects and the images and photographs that go with them. We wish you a Merry Christmas and a Happy New Year and look forward to working with you in 2026.
Norway Street, Portslade
A small single storey rear extension to provide a utility room. This project now completed illustrates very well how a small project can transform a property. The extension does not span the full width of the house and largely replaces and existing poorly constructed outbuilding. Our client’s now have the well-constructed utility room they needed.
Erroll Road, Hove
Currently on site this project relocates the kitchen to an existing space where the ceiling is removed to create a vaulted volume. New rooflights and glazed doors are added and the kitchen is transformed. The previous location for the kitchen merges with the existing living room to create one large space with new glazed doors giving onto the garden. Upper level bathrooms are also redesigned. The property is transformed through some simple changes.
New Steine, Kemptown
Listed building consent gained for internal refurbishment and replacement windows for a Grade 2 listed apartment. Here we continue to expand our portfolio of listed building projects in Brighton and Hove. The removal of an existing partition has served to create a large, open and contemporary kitchen, dining and living space. Permission for new double glazed windows serve to enhance the acoustic and thermal performance of the apartment.
Upper Market Street, Brighton
Another listed building consent permission for works to a Grade 2 listed house. The permission addresses the provision of new windows and a large glazed screen and door assembly giving onto a roof terrace.
Norfolk Road, Brighton
Completion of a large roof terrace and rear first floor extension in prominent Conservation Area. The success of this project is in the creation of a large roof terrace with views over Brighton and the sea in addition to the upper level rear extension which adds a walk in wardrobe and en-suite bathroom to two existing bedrooms. Access to the roof terrace is via a glazed structure where one side slides over the other which also serves to floor the interior stair with daylight. Hidden doors set within bookshelves connect the new walk in wardrobe with the bedroom.
Crown Gardens, Brighton
The addition of a porch, combined with the opening up of the ground floor and the inclusion of a heat pump connected to underfloor heating. A small project but again one that serves to transform a charming house. Located in a Conservation area planning permission was gained at the first attempt. Various designs were explored with the client in 3D and much care was taken in the design of the porch so it sat well with the existing façade. We, alongside the contractor, are also helping the client with the grant for the heat pump. The project is on site and due to finish in early 2026.
Waldegrave Road, Brighton
Proposals for rear extension with roof terrace . Located near our project in Rugby Road we have now designed the proposed scheme and are moving towards submitting a planning application. An existing outbuilding in a poor state and blocking any views to the garden is demolished and an elegant single storey rear extension replaces it. The extension connects well both physically and visually with the garden and also incorporates a small roof terrace.
Ship Street, Brighton
Single storey rear extension, dormer extensions and internal remodelling to distinctive house in a prominent Conservation Area. Located next to the Hippodrome and nestled amongst a series of listed buildings our clients’ house is interesting with much potential but at present is poorly organised and with poor connection between spaces. A key feature is the existing vaulted basement which is only accessible by a steep ladder and is isolated from all other rooms. The ground floor lacks a clear connection with the large rear garden. It is a cramped space with insufficient space to work as a kitchen, dining and living room. The first floor is also poorly organised. The existing loft conversion is hard to access given the lack of any dormers. Despite all of these issues it was clear that this charming house had much potential and we were very pleased to be chosen as architects for this project. We have connected the basement with the ground floor via a feature stair and simple ground floor extension. With much attention paid to views out and natural light in and the flow between spaces. The interior is re-organised at every level to make for a more efficient use of space and add a range of storage solutions. New dormers are also added to the existing loft to create more usable space and bring more light into the interior. A range of rooflights also help in this. A Pre-App has been submitted and a positive and supportive Pre-App report has been received. The planning application has subsequently been lodged and we should have a decision very soon. We look forward to the detailed and technical development of the design.
Marine Square, Kemptown
A recent project into the practice. The enclosure of a courtyard to create more habitable internal space. We have surveyed the property and designed a number of options for discussion with the client. The key consideration is the form of the roof and the integration of rooflights within it. Our designs explore a range of options from a totally glass roof to a solid roof with a large rooflight as a central feature. We also explore the retention of an amount of outdoor space and the advantages this will offer in terms of aspect and natural ventilation. It is our experience in designing with glass that led the client to select Shape Architecture and we look forward to the further development of this project in 2026.
