Shape Architecture gained planning approval for a number of changes to a property in Pembroke Crescent Hove, located in the Pembroke and Princes Conservation Area.  The brief called for the addition of a rear dormer and front Velux type windows to improve the quality of the upper-level rooms.  The first floor large bedroom was to be improved with the addition of an en-suite and walk-in-wardrobe.  At ground floor the kitchen dining room was to be made more contemporary in its layout and feel and with a better connection to the rear garden.  To the front of the property new garden walls, railings and gates were to be added.  The front and side elevation windows were also to be replaced with windows with improved thermal performance.  We obtained planning permission for all of these elements.  Following the granting of planning permission, we also successful discharged a planning condition relating to the design of the replacement windows and this required us to produce large scale 1:1 details through the windows.

Extension and Reworking of a House in Conservation Area

The success of this project is in meeting the expectations of our clients as set out in their brief in the context of a Conservation Area.  This demanded for example detailed drawings and supporting documents to change the front garden wall.  The larger extensions and remodelling similarly.  Our wide experience throughout Brighton and London was a clear factor in gaining the planning permission at the first attempt.

When designing an extension to a  property in a Conservation Area it is important to demonstrate an understanding of the Conservation Area document and the significance of the property within this area.  The use of the Pre-App process with the planning authority can be very helpful also, whereby we can test the water with a variety of designs and receive valuable feedback prior to a full application being submitted.
